The site is currently occupied by an industrial unit (Use Class B) with a gross floor area of approximately 2,133 sq mt.  Conway Street lies to the north of the site, Ethel Street to the east, Ellen Street to the south and Fonthill Road to the west.  Hove Railway Station is approximately 95 metres north west of the site.  Directly adjacent to the north of the site lies the premises of the Brighton and Hove Bus & Coach company.  Commercial buildings exist to the west of the site whereas to the south the buildings are mainly residential.  The buildings to the east are predominantly retail.

The existing building on the site will be demolished to make way for a new mixed-use development comprising 216 units/apartments and is 18 storeys (excluding basement).  The development provides basement parking for tenants, retail space at ground level and private landscaped podium gardens with a children play area at first floor level, further landscaped amenity areas at seventh floor level and on the twelfth floor.  The building is predominantly clad with facing brickwork and curtain wall glazing.
