Located on the outskirts of historic Chipping Norton, Lower Kingcombe consists of two stone built properties in a prominent position off Aston Road with both properties offering a wealth of traditional features including:
- Locally quarried stone facades with dressed stone features – window and door surrounds and quoins
- Reconstructed stone slate roof finishes
- Cotswold colour hardwood joinery forming windows, doors and conservatories
- Oak staircases with traditional oak balustrade
The existing site posed two major challenges. One was to retain a preserved Beech tree in the centre of the site between the two properties which required a 9.6m radius exclusion zone – this needed innovative design solutions to respect the imposing “no go” zone. The second was dealing with a significant storm water discharge from the hills to the rear of the site. An intricate system of land drains were required in the adjoining farm land together with drainage systems designed to capture storm water and divert it into the mains drainage.
Each property provided generous accommodation totalling 6,000ft² – this provided each unit with 4 bedrooms, 3 bathrooms and with a multiple of large reception areas. The project was commissioned by a small developer and respecting budget was a critical component to the success of the project. The finish to both units was of a high quality achieved by utilising products that were selected for their cost effectiveness.
The project was completed on time and within the developers budget.
A successful development with both properties sold within 3 months of completion.
