Projex were appointed to undertake a pre-acquisition Building Survey for the prospective freehold purchase of a multi storey car park in the city centre of Norwich. The property comprised a 2.16 acre site incorporating nearly 2,000m2 of warehouse and office space within the 1970’s concrete framed car park. Projex undertook a survey to advise the client of the condition and cost consultancy of budget costs for anticipated remedial works over the next 10 years. As part of the survey a structural engineer’s report of including findings of High Alumina Cement (HAC) was evaluated and incorporated to the final findings as well as advice on discovering an invasive species (Japanese Knotweed) located on the site.  The report identified a number of defects associated with a dated concrete structure; however, with recommendations of remedial works required the client completed a successful purchase.
