Dilapidations services on behalf of the Landlord followed by a Tenant Monitoring role
Projex were instructed by Rushbond plc (landlord) to undertake a terminal dilapidations inspection and prepare a schedule to be served on Waterfall Spa (tenant). Due to the nature of the tenant’s operations and complex spa equipment, Projex recommended the appointment of Horizon Building Service Consultants Ltd to undertake a full review of the M&E installations and specify the reinstatement works. Works comprised full strip out and reinstatement back to shell.
On receipt of the schedule, the tenant decided to undertake the works themselves. Projex were subsequently instructed to monitor the tenant works.
The total works value is c.£235,000 and tenant works are currently ongoing with anticipated completion in March 2020.
