Projex has recently been working with IM Properties on its major redevelopment of 55 Colmore Row, Birmingham, into prime grade A commercial accommodation.
Following its transformation, the £30m mixed use scheme has secured three of the largest office requirements in the market in the past 12 months (RICS, Pinsent Masons and Savills) and is now two-thirds full.
Projex initially undertook the pre-acquisition survey and working with the client design team brought forward development proposals, managing subsequent planning approvals, enabling works package and a comprehensive two stage tender process. Once on site Projex helped deliver a complex Grade A office refurbishment involving extension; repaira and refurbishment of the grade 2 listed façade and banking Hall.
Projex also reviewed and monitored the tenant fit outs on behalf of the landlord whilst managing post completion refurbishments to create the bespoke A3 restaurant requirements.
As a retained adviser for Landsec, Projex was responsible for various asset management works during 2017, including reroofing works at Xscape, Castleford and mall improvements to Trinity Shopping Centre, Leeds.
Projex’s ability to provide a full turnkey service across all disciplines from project management, feasibility studies, dilapidation assessment and cost consultancy through to building consultancy, CDMC and building pathology has recently led to a series of instructions for Midlands-based independent developer, Horton’s, largely with the aim of facilitating new tenancies within their industrial portfolio.
