An open and collaborative approach is reaping rewards on two new party wall projects with multiple neighbours where Projex is the appointed advisor.
A residential site for Yelcon Homes in Huddersfield involves fourteen neighbouring party walls, an unusually high number for the size of development at just twenty new residential units.
Projex associate director, Joe Nasson, has been working closely with the client and architect, Enjoy Design Architects, to nurture good relationships with the neighbours, particularly as the steeply sloping site is also technically difficult. He says:
“Good and regular communication has been at the heart of our strategy and has already led to our appointment as agreed surveyor by a number of neighbours, which has helped the project enormously, as well as saving client fees.”
A second site in Harrogate to replace an unattractive former works depot with a state-of- the-art care village also has its challenges, including a difficult basement construction next to a boundary and a total of seventeen neighbours.
Joe adds: “A collaborative approach has helped massively during the demolition phase and neighbours can see that the end result will be a massive improvement on what was there previously.”
Craig Baldwin, who heads the building surveying team in Solihull, explains:
“Establishing and opening up clear communication as early as possible with the affected adjoining building owners is a key strength in our approach to understanding if a party wall matter exists and progressing party wall matters thereafter.
“It is not always easy to gain trust but our strategy is to build on this with the adjoining owners and their appointed surveyor(s) the best we can, which has proven to mitigate delays in the process, along sometimes a critical construction programme path.
“The project team is an important part of this process making sure the required design information is prepared in time to complete the party wall discussions without affecting the overall development programme.”
